The March 2025 Market Review for condominiums in Cumberland County reveals a shifting landscape. The median sales price dropped to $496,000, reflecting a 7.1% decrease compared to March 2024 and a 5.5% decline from February 2025. Closed sales were also significantly down, with only 42 units sold—a 25% drop year-over-year. This suggests the condo market in Cumberland County is cooling, with both prices and sales volume declining.
Despite the slowdown in pricing and sales volume, the market remained fast-paced. The median days on market fell to just 15 days, a 25% improvement from the previous month. Sellers continued to receive strong offers, with properties closing at 99.4% of their list price.
On the supply side, there were notable gains. New listings rose 50% year-over-year, while active inventory increased by 38%, providing more options for buyers. The monthly supply of inventory climbed to 4.5, up 83.9% from March 2024, indicating a healthier balance between supply and demand.
