Single-Family Homes in Cumberland County:

The June 2025 Market Review for single-family residences in Cumberland County reveals strong year-over-year and month-over-month growth, highlighting a highly active and competitive real estate market.

The median sales price climbed to $625,000, marking a 6.8% increase from June 2024 and a 7.8% rise from May 2025. Closed sales surged by 11.9% compared to the previous year and an impressive 22.9% from the last month, reaching a total of 338 transactions. Homes continue to sell quickly, with the median days on market remaining steady at just 6, indicating strong buyer demand and swift movement of listings.

Sellers received, on average, 102.3% of their list price, showing that many homes are selling at or above asking price, a strong signal of a competitive seller’s market. The median sold price per square foot also rose 3.4% year-over-year to $348, reflecting continued appreciation in property values.

New listings increased by 27.4% compared to June 2024, bringing 535 new properties to market. Active inventory jumped 59.6% from a year ago, now totaling 675 homes, and the months supply of inventory grew to 2.0, still below what’s considered a balanced market, but a significant 42.6% increase from last year. This slight rise in inventory could help ease pressure on buyers, though demand remains high.

Overall, this report reflects a robust and fast-moving housing market in Cumberland County, characterized by rising prices, strong buyer activity, and gradually increasing inventory. For sellers, it's an opportune time to list, while buyers face stiff competition but may benefit from a growing number of available homes.

 

Condominiums in Cumberland County: 

The June 2025 Market Review for condominiums in Cumberland County reflects a shifting landscape characterized by softening prices, fewer sales, and growing inventory, indicating a more balanced, possibly cooling market compared to the single-family segment.

The median sales price for condos dipped 16.1% year-over-year to $469,900 but saw a modest month-over-month increase of 1.6%, suggesting some recent stabilization. Closed sales declined to 84, representing a 9.7% decrease from June 2024 and a 4.5% drop from May, indicating decreased buyer activity or limited demand in this sector.

One of the more notable changes is in the median days on market, which rose dramatically, up 114.3% from last year to 15 days, indicating that units are taking longer to sell. This trend supports the idea of a slower-paced market, giving buyers slightly more negotiating power. Still, sellers are receiving an average of 100.5% of their list price, suggesting that well-priced condos remain competitive.

The median sold price per square foot is $345, representing a 26.1% decrease from last year and an 8.1% decrease from the previous month. New listings totaled 108, down 12.2% from May, but active inventory has grown significantly, up 40.4% year-over-year to 226 units. This increase in available properties is also reflected in the months supply of inventory, which has risen 55.4% from a year ago to 2.7, signaling a clear move toward a more buyer-friendly environment.

Overall, the condo market in Cumberland County is experiencing a period of recalibration. Prices and sales volumes are down compared to last year, inventory levels are increasing, and condos are staying on the market for more extended periods. While it remains a relatively tight market by national standards, these shifts indicate improved conditions for buyers and a need for sellers to price strategically to stay competitive.
