April 2026 Cumberland County Real Estate Market Stats

Single-Family Homes in Cumberland County:

Cumberland County’s single-family housing market remained active in April 2026, with the median sales price reaching $595,500 and homes averaging 101.4% of list price—signaling continued buyer competition. While pricing metrics softened slightly month-over-month, demand remained steady and homes moved quickly, with a median of just 6 days on market.

Sales activity increased significantly, with closed sales rising 35.4% from March to 222 transactions, while new listings climbed to 432 as more sellers entered the market this spring. Active inventory also rose to 457 homes, giving buyers more options and helping ease some of the supply pressure seen earlier in the year. Even with the increase in available homes, properties that are priced well continue to move quickly.

Despite the rise in inventory, months of supply remained relatively low at 2.1, indicating the market still leans in sellers’ favor. Overall, the data points to a competitive spring market with strong buyer activity and improving inventory levels.

 

Condominiums in Cumberland County: 

Cumberland County’s condominium market remained active in April 2026, with the median sales price reaching $537,500 and condos selling in a median of just 6 days - reflecting continued buyer demand despite slight shifts in pricing metrics. Sellers received an average of 99.4% of list price, while the median sold price per square foot held relatively steady at $372.

Sales activity continued to improve, with closed sales rising 10.0% from March to 77 transactions. New listings also increased significantly, up 41.4% month-over-month to 140, contributing to a rise in active inventory to 215 units. The increase in available inventory is giving buyers more options as the spring market gains momentum.

Despite the added supply, months of inventory remained relatively low at 2.8, indicating market conditions still favor sellers overall. Overall, the data points to a competitive condo market with strong activity, quick sales, and gradually improving inventory levels.
