Cumberland County’s single-family housing market showed signs of a late-summer slowdown in August 2026. The median sales price was $615,000, down 1.6% from July and 0.8% from August 2025. Homes spent a median of 12 days on market, up 71.4% from July and 33.3% from the previous year, indicating buyers are taking more time to make decisions.
Sales activity also moderated, with 347 closed sales, down 4.9% from July and 1.1% from August 2025. Sellers continued to receive 100.8% of list price on average, while the median sold price per square foot rose to $361, up 2.8% from the previous year. This suggests that despite a slower pace, demand and home values remain relatively strong.
Active inventory reached 763 homes, up 44.5% from August 2025, while months of supply increased to 2.2. Growing inventory is giving buyers more options and contributing to a less hurried market, although supply remains relatively limited. Overall, the data indicates a healthy market that is gradually becoming more balanced, with buyers gaining additional choice while sellers continue to benefit from strong pricing.
Condominiums in Cumberland County:
Cumberland County’s condominium market showed mixed conditions in August 2026. The median sales price rose to $517,500, up 3.5% from July but down 3.3% from August 2025. Condos spent a median of 11 days on market, significantly faster than both July and the previous year, showing that well-positioned properties are still attracting buyers quickly.
Sales activity slowed, with 66 closed sales, down 15.4% from July and 20.5% from August 2025. Sellers received 99.4% of list price on average, while the median sold price per square foot climbed to $413, up 12.8% from the previous year. This suggests that while fewer transactions are taking place, values remain strong for properties that are selling.
Active inventory reached 254 units, up 40.3% from August 2025, while months of supply increased to 3.8. Growing inventory is giving buyers more choices, even as properties continue to move relatively quickly. Overall, the data indicates a condo market moving toward greater balance, with increased inventory providing buyers more flexibility while sellers continue to benefit from solid pricing.
