June 2026 Cumberland County Real Estate Market Stats

Single-Family Homes in Cumberland County: 

Cumberland County’s single-family housing market remained highly competitive in June 2026, with the median sales price rising to $620,000, up 4.6% from May, though slightly below June 2025. Buyer demand remained strong, as homes sold in a median of just 5 days, 16.7% faster than both May and June 2025. Sellers also continued to benefit from favorable conditions, receiving an average of 101.6% of list price, underscoring the competitive nature of the market.

Sales activity accelerated significantly, with 372 closed sales, a 43.1% increase from May and 9.7% higher than June 2025, while 523 new listings helped replenish inventory. Active listings climbed to 688 homes, although the market still offered just 1.8 months of supply, well below the level considered balanced.

Overall, the data indicates a healthy summer market driven by strong buyer demand and increased sales activity. While inventory continues to improve, supply remains limited, keeping sellers in a strong position as the market moves through the peak selling season.

Condominiums in Cumberland County: 

Cumberland County’s condominium market remained strong in June 2026, with the median sales price reaching $510,000, up 6.5% from June 2025 despite a slight dip from May. Buyer demand remained healthy, with condos selling in a median of just 9 days, 33.3% faster than May and 40.0% faster than June 2025. Sellers continued to benefit from competitive conditions, receiving an average of 100.8% of list price.

Sales activity also strengthened, with 97 closed sales, up 24.4% from May and 12.8% from June 2025, while 115 new listings came to market. Active inventory increased to 256 units, though the market still offered just 2.6 months of supply, keeping inventory relatively tight.

Overall, the data indicates a healthy condo market with strong buyer demand and improving sales activity. While inventory has grown, limited supply and fast-moving properties continue to favor sellers as the summer market remains active.
