Single-Family Homes in Cumberland County:
Cumberland County’s single-family housing market showed strong upward momentum in March 2026, with both pricing and activity trending positively. The median sales price rose to $641,000 and $341 per square foot, reflecting continued buyer demand and upward pressure on prices. Sellers remained in a favorable position, receiving an average of 100.2% of the list price, highlighting competitive conditions.
Transaction activity also remained strong, with 163 closed sales and a sharp increase in new listings to 317. This rise in inventory suggests more homeowners are entering the market, while homes continued to sell quickly, with a median of just 26 days on market.
Inventory conditions improved slightly but remain tight, with months of supply at 2.0 - well below a balanced market. Demand continues to outpace supply, keeping conditions competitive. Overall, the data points to a resilient spring market that continues to favor sellers.
Condominiums in Cumberland County:
Cumberland County’s condominium market showed a strong rebound in March 2026, particularly in pricing and sales activity. The median sales price rose to $519,175, reflecting gains both year-over-year and month-over-month, while the median price per square foot climbed to $374. These increases suggest that demand for condos remains solid and consistent. Sellers continued to benefit from competitive conditions, with properties achieving an average of 101.1% of list price - another indicator of multiple-offer scenarios and strong buyer interest.
Sales activity surged during the month, with 70 closed sales representing a significant jump compared to both last year and the previous month. At the same time, new listings increased to 96, bringing additional options to the market. However, despite this rise in new supply, active inventory dipped slightly month-over-month to 177, suggesting that buyer demand is quickly absorbing available units. The median days on market fell sharply to just 14 days, underscoring the market's pace and how quickly well-priced condos are moving.
Inventory conditions remain tight, even as the market shows signs of increased activity. Months of supply dropped to 2.5, down notably from last year and the prior month, indicating that demand continues to outstrip supply. While new listings are providing some relief, the speed of sales and limited overall inventory continue to favor sellers. Overall, the data suggests a fast-moving and competitive condo market in Cumberland County—one where rising prices, quick turnaround times, and constrained supply are creating strong conditions for sellers while maintaining steady pressure on buyers.
