July 2026 Cumberland County Real Estate Market Stats

Single-Family Homes in Cumberland County: 

Cumberland County’s single-family housing market remained competitive in July 2026, with the median sales price rising to $625,000, up 3.3% from July 2025 and 0.8% from June. Homes spent a median of 7 days on market, up from 5 days in June but unchanged from the previous year, indicating properties are still selling quickly despite a slight slowdown from the prior month. Sellers continued to receive above-asking prices, averaging 101.1% of list price, reflecting healthy buyer demand.

Sales activity remained strong, with 361 closed sales, down 3.5% from June and slightly below July 2025 levels. The median sold price per square foot increased to $350, while 517 new listings came to market, up 15.7% from the previous year. More new listings are providing buyers with additional choices while helping maintain an active summer market.

Active inventory climbed to 795 homes, up 31.4% from July 2025, bringing months of supply to 2.2. While increased inventory gives buyers more options and may ease some competition, supply remains relatively limited. Overall, the data indicates a strong seller-favored market that is gradually becoming more balanced as inventory grows.

Condominiums in Cumberland County: 

Cumberland County’s condominium market showed signs of slowing in July 2026. The median sales price was $500,000, unchanged from July 2025 but down 2.0% from June. Condos spent a median of 24 days on market, significantly longer than both June and the previous year, indicating buyers are taking more time to make decisions.

Sales activity totaled 77 closed sales, down 20.6% from June but up slightly from July 2025. Sellers received 98.5% of list price on average, while the median sold price per square foot increased to $373, up 9.6% from the previous year. These figures suggest that values remain relatively strong even as buyers gain more negotiating room.

Active inventory increased to 262 units, up 26.6% from July 2025, bringing months of supply to 3.4. Growing inventory is providing buyers with more choices and creating additional competition among sellers. Overall, the data indicates the condo market is moving toward more balanced conditions, with a slower sales pace and increased inventory giving buyers greater flexibility.
