Single-Family Homes in Cumberland County: 

Cumberland County’s single-family housing market remained resilient in May 2026, with the median sales price reaching $595,000, up 2.6% from May 2025 and essentially unchanged from April. Homes continued to sell quickly, spending a median of just 6 days on market, while sellers received 101.3% of list price on average, highlighting continued competition for desirable properties.

Sales activity strengthened from April, with 259 closed sales, a 15.1% increase, though still slightly below May 2025 levels. The median sold price per square foot rose to $345, up 2.4% from the previous year, reflecting ongoing demand despite higher inventory levels.

Inventory continued to expand, with 541 new listings, 607 active homes, and 2.3 months of supply, all significantly higher than a year ago. While buyers have more choices than they did in 2025, limited supply and fast-moving sales continue to favor sellers. Overall, the market remains competitive and healthy, though gradually moving toward more balanced conditions as inventory grows.

Condominiums in Cumberland County: 

Cumberland County’s condominium market remained active in May 2026, with the median sales price reaching $519,750, up 12.4% from May 2025 despite a slight decline from April. Condos spent a median of 14 days on market, up from both April and the previous year, indicating buyers are taking more time to make purchasing decisions. Sellers received 99.4% of list price on average, while the median sold price per square foot rose to $385, reflecting continued value growth.

Sales activity held steady with 78 closed sales, unchanged from April but down 11.4% from May 2025. Inventory continued to expand, with 136 new listings, 255 active units, and 3.3 months of supply, all higher than a year ago. While buyers have more options and slightly more negotiating power than in recent years, demand remains healthy. Overall, the condo market is becoming more balanced, though conditions still generally favor sellers.
